What Is a Gypsum False Ceiling and Why It Matters
A gypsum false ceiling — also called a suspended, drop or secondary ceiling — is a lightweight sheet of gypsum plasterboard fixed to a hidden metal frame that hangs a short distance below the structural soffit. That gap between the two ceilings is where the magic happens: it conceals air-conditioning ducts, electrical conduits, data cabling, sprinkler pipes and speaker wiring, giving you a smooth, uninterrupted surface overhead.

For most homes and offices, a plain flush plasterboard ceiling is the starting point — perfectly level, invisibly jointed and ready for paint. From there, many clients step up to a peripheral or full tray design, where a dropped border frames a raised centre and hides a continuous strip of LED light for a warm, indirect glow. Retail showrooms and hotel lobbies often ask for floating "island" ceilings and curved bulkheads that guide the eye and zone open-plan areas.

Materials, Framing and the FAIRBUILD Quality Standard
The difference between a ceiling that stays flawless for a decade and one that cracks within a year almost always comes down to what you cannot see: the framing and the jointing. We build our ceilings on galvanised steel channels and hangers that resist corrosion in the humid coastal air of Abu Dhabi, spaced and braced to carry the load without deflection.
Boards are screw-fixed at the correct centres, joints are taped and filled in multiple coats with quality jointing compound, and every surface is sanded to a Level-4 or Level-5 finish before painting so there are no visible seams or fastener marks under directional light. Perimeter shadow gaps and expansion joints are detailed properly to absorb natural building movement instead of telegraphing hairline cracks.
We only use gypsum boards and accessories that meet Abu Dhabi Municipality approvals, and for corridors, stairwells, kitchens and other regulated areas we can supply Civil Defence-compliant fire-rated assemblies with the correct board layers and cavity insulation. When the ceiling is complete, the finishing and painting are carried out by the same company, so responsibility for the final look never falls between two trades.
